WHAT’S A BUYER’S AGENT?

There are two sides to every deal. The seller almost always has an agent, unless they are selling it on their own–which is rare. But a buyer should have an agent also, and it should be an agent that does not work for the seller.

Every real estate agent can be either a seller’s agent or a buyer’s agent depending on the circumstance. The services provided by a buyer’s agent are critical and highly beneficial for the buyer. First, a buyer’s agent will help you locate a property based on your criteria. Then they will negotiate on your behalf and at your direction with sellers to obtain the property on the most favorable terms for the buyer. Finally, once your offer has been accepted, they can make introductions to area professionals that you will need–from lenders to attorneys to home inspectors to contractors, should you need them. A good buyer’s agent will support you right through the final walkthrough and to the closing table.

There aren’t enough stars available to express how much we valued having Andrew as our agent on the house we just closed on. Looking at properties can be so stressful (the six months we spent with other agents sure was), and working with Andrew makes it completely non-stressful. When something needed to get done, Andrew got it done. The only thing we that would have been better would have been if we had connected with him right off the bat instead of after six months of working with agents who were not nearly in his ballpark and who we neither had much confidence in nor enjoyed being in their presence. Andrew is genuine and straight forward. We felt right away we could trust his information and opinions. Our communications from him were timely, concise and friendly, as were his thoughtful responses to our dumb questions, which never made us feel as dumb as we know we are about these things. From seeing properties to making arrangements for anything that had to happen between making the bid to closing, we always felt he was helping us make it happen, and not only as fast as we could hope for but done properly, the right way, even if that wasn’t the easiest way for an agent.
